About the Role
The Community Manager directs all on-site operations of a housing community, reporting to the Regional Manager. The role encompasses personnel leadership, leasing, maintenance, financial oversight, administration and risk management, ensuring compliance with Asset Living policies, fair‑housing laws, safety standards and liability concerns. • Screen, hire, train, coach, and develop on‑site staff; maintain daily attendance and schedule staff assignments. • Address performance issues, document actions, coordinate with HR and terminate when necessary; promote staff harmony and compliance with company policies. • Develop and manage annual operating budgets and forecasts; control costs, increase net operating income, and oversee rent collection, deposits and vendor invoice processing. • Create yearly marketing plans; lead leasing activities, handle resident complaints, and implement retention programs such as events and newsletters. • Show, lease, and move‑in prospective residents; ensure accurate lease documentation and reporting. • Ensure timely and accurate administrative and leasing reports; lead emergency response team and oversee property emergency handling. • Supervise maintenance, construction and rehabilitation projects; conduct regular property inspections, coordinate vendor bids, and ensure work‑order completion. • Maintain property appearance and oversee timely repairs and resource utilization.

What You Bring
Candidates should possess a high school diploma (Bachelor’s preferred) and relevant housing‑industry experience, with CAM or ARM certification favored. The position requires basic computer skills, knowledge of Fair Housing and OSHA regulations, the ability to work evenings, weekends and on-call emergencies, and reliable transportation for rapid response. • Hold High School Diploma (Bachelor’s preferred) and 1–4 years housing industry experience; CAM or ARM certification preferred. • Demonstrate basic computer proficiency and knowledge of Fair Housing Laws and OSHA requirements. • Ability to work overtime, weekends and night hours for emergencies; lift/move objects up to 25 lb and navigate ladders, stairs and confined spaces. • Must have reliable transportation for on‑call emergency duties.

Benefits
Compensation ranges from $84,000 to $92,000 annually and includes a comprehensive total‑rewards package: medical, dental, vision, life, accidental and disability insurance, 401(k) with employer match, commission or performance bonuses, paid sick days and company holidays.
