About the Role

The Project Director leads the management and coordination of projects of varying sizes through design, permitting, and construction phases. This role provides leadership to site Project Managers, oversees staff development, and acts as the principal representative with significant independence. Responsibilities include full accountability for project financials, establishing payment terms, and ensuring budgetary performance. Senior and Executive Project Directors additionally mentor Project Estimators. • Review project scope to ensure clear documentation and customer understanding. • Establish project budgets that meet targeted gross margins. • Manage overall project financials, including pricing, costs, margins, and budgeting. • Set payment terms with progress billings and deductible payments per company standards. • Direct Project Managers on payment terms and outstanding collections. • Collect all outstanding project receivables directly or via Legal and Collections. • Mentor Project Estimators by reviewing financial performance and offering improvement insights. • Conduct joint job walks with estimators. • Administer 360‑degree job reviews. • Ensure compliance with TPA requirements and maintain strong POM scores. • Conduct annual performance reviews for estimators. • Identify and assign training and development opportunities. • Create achievable project completion schedules agreed upon with customers. • Acquire, direct, and manage subcontractors; negotiate subcontract agreements. • Inspect work performed to ensure quality standards. • Communicate regularly with customers, Project Managers, and A/R throughout projects. • Collaborate with customers to process change orders. • Prepare and complete punch‑list items at project closeout. • Resolve conflicts, warranty issues, and customer complaints. • Monitor compliance with OSHA regulations and company safety policies. • Participate in company‑sponsored marketing events. • Uphold all company policies, procedures, and safety guidelines. • Authorize projects up to $250,000 for Project Directors; no limit for Senior and Executive Directors. • Obtain Xactimate Level 1 for Project Directors. • Obtain Xactimate Level 2 for Senior Project Directors. • Obtain Xactimate Level 3 for Executive Project Directors. • Train and supervise employees (Senior/Executive PDs). • Identify, negotiate with, and manage subcontractors effectively. • Maintain high professional ethical standards. • Show compassion and promptly handle emotional customer situations.

Project Directors are authorized to handle projects up to $250,000 in value, while Senior and Executive Project Directors have no monetary limit and are expected to generate their own business. Candidates must possess at least a high school diploma and five years of restoration experience. Required experience includes three or more years as an Estimator or Project Manager in disaster restoration covering water mitigation, fire restoration, and mold remediation. Advancement to Senior or Executive levels demands two to three years as a Project Director with consistently excellent performance ratings. All directors must hold IICRC certification at any level. Project Directors need Xactimate Level 1, Senior Project Directors require Level 2, and Executive Project Directors must achieve Level 3. The role demands the ability to work without supervision, strong organizational, time‑management, and communication skills, and deep knowledge of water, fire, and mold trade practices. Candidates should be capable of training staff, exercising sound judgment, managing multiple tasks under pressure, and maintaining high ethical standards. Reliability, punctuality, and the ability to work both independently and collaboratively are essential. • Secure a certificate of satisfaction at project completion. • Require high school diploma or equivalent and 5 years restoration experience. • Require 3+ years as Estimator or Project Manager in disaster restoration (water, fire, mold). • Require 2+ years as Project Director with recent “Excellent” performance ratings for senior promotion. • Require 3+ years as Senior Project Director with recent “Excellent” performance ratings for executive promotion. • Hold IICRC certification at all levels. • Demonstrate strong organizational and time‑management skills. • Exhibit strong communication and relationship‑building abilities. • Possess knowledge of water, fire, and mold trade practices. • Read, interpret, and convey oral and written instructions effectively. • Apply management skills (Senior/Executive PDs). • Show excellent interpersonal skills and attention to detail. • Multi‑task effectively under pressure. • Prioritize and plan work efficiently. • Be reliable and punctual. • Work efficiently both independently and as part of a team.
