About the Role
• Cultivate and maintain strategic relationships with top-tier wireless carriers (Verizon, T‑Mobile, AT&T, DISH) and tower operators (Crown Castle, American Tower, SBA Communications). • Market Public Storage properties to carriers and tower companies to maximize leasing opportunities. • Identify and pursue new build opportunities through market research, cold calling, meetings, and presentations. • Lead negotiation of new leases and renewals to maximize cellular revenue. • Oversee the full leasing lifecycle, coordinating documentation and approvals with internal stakeholders. • Provide weekly status reports and monthly revenue forecasts, monitoring key performance metrics. • Manage and mentor the Wireless Senior Leasing Manager and Cell Lease Administrator, ensuring efficient paperwork flow. • Collaborate with vendors, carriers, and internal teams on amendments, agreements, and project execution. • Gather and analyze industry intelligence to inform pricing, acquisition decisions, and business forecasts. • Conduct site acquisition activities and attend development meetings to address customer requirements. • Travel as required to maintain carrier relationships, conduct site visits, and support business development. • Established contacts with major wireless carriers and tower companies.

What You Bring
Public Storage is seeking an experienced Sr Dir, Wireless Infrastructure & Business Development to lead strategic development and execution of our wireless infrastructure business across 3,200+ locations, managing 700+ existing cell leases that generate $27 M in annual revenue. The role requires a seasoned telecommunications professional with deep carrier relationships, proven negotiation expertise, and the leadership capability to expand our wireless portfolio, serving as the primary liaison between Public Storage and major wireless carriers. • Bachelor’s degree preferred or equivalent experience. • Minimum 10 years in telecommunications/cellular industry with proven record managing large‑scale wireless lease portfolios ($20 M+ revenue). • Expert‑level negotiation skills and strong business development acumen. • Deep understanding of cell‑tower operations, wireless infrastructure, and carrier deployment strategies. • Excellent written and verbal communication skills; proficiency in financial forecasting and pipeline management. • Proven people‑manager capable of leading and developing high‑performing teams. • Strong problem‑solving abilities and ability to coordinate cross‑functional initiatives. • Willingness to travel as needed.
