About the Role
The Maintenance Technician supports property maintenance, handling corrective, preventative, routine, emergency and cosmetic tasks. The technician also assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming‑pool cleaning and chemical logging. • Assist with scheduling and execution of maintenance‑related turn events and unit make‑ready processes. • Conduct daily inspections of grounds, buildings, and common areas to identify and correct hazardous conditions. • Maintain the preventative‑maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA guidelines. • Support the hazard‑communication program and promote safe work practices. • Record service requests, EPA/OSHA compliance, preventative‑maintenance activities, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround times, and enforce community policies. • Participate in on‑call emergency response and after‑hours property support. • Follow fair‑housing laws, OSHA requirements, and Asset Living policies. • Meet physical demands such as climbing ladders, lifting 100 lb items, and working in confined or outdoor conditions.

What You Bring
Physical requirements include frequent climbing, lifting 100 lb objects, working in confined spaces, exposure to weather and chemicals, and availability for overtime, weekends and on‑call emergencies. Reliable transportation is required for emergency call‑outs. • Possess a high school diploma or equivalent and basic computer proficiency for on‑site software. • Have reliable transportation for emergency on‑call duties.

Benefits
Compensation includes $21‑$22 per hour, a total rewards package with medical, dental, vision, life, disability, 401(k) matching, commissions, performance bonuses, paid sick days and holidays. Offers are based on skill set, background, certifications, and experience.
