About the Role
The Maintenance Technician supports the Maintenance Supervisor and Community Manager by handling corrective, preventative, routine, emergency, and cosmetic maintenance, as well as the make‑ready process to meet the property’s operational objectives. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and preventive maintenance to extend property life and minimize future repairs. • Assist with scheduling and execution of maintenance‑related turn events and make‑ready tasks. • Clean and maintain exterior grounds, breezeways, common areas, and swimming pool, including accurate chemical log entries. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazardous conditions. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards. • Support the Hazard Communications program and promote safe work practices. • Track service requests, EPA/OSHA compliance, preventive maintenance, and make‑ready status in accurate records. • Provide excellent customer service, monitor service‑request turnaround, and enforce community policies. • Participate in on‑call emergency response and report violations to supervisors. • Use property resources, equipment, and supplies efficiently. • Monitor inventory of equipment and supplies as needed. • Perform general upkeep and cleaning of office, common areas, and model unit. • Maintain reliable transportation for emergency on‑call duties.

What You Bring
• Possess a High School Diploma or equivalent and basic computer skills; understand Fair Housing and OSHA regulations. • Meet physical requirements, including lifting 100+ lbs, climbing ladders, working in confined spaces, and being available for overtime, weekends, and on‑call emergencies.
