About the Role
The Maintenance Technician supports all maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance for community areas, buildings, and units. • Respond promptly to resident and management service requests and work orders. • Assist with make‑ready turnover tasks and schedule repair activities. • Maintain swimming pools, including cleaning and accurate chemical logging. • Conduct daily inspections of grounds and facilities to identify and correct hazards. • Manage preventative maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety standards. • Support inventory monitoring and hazard communication initiatives. • Document service requests, EPA/OSHA compliance, and make‑ready status accurately. • Provide excellent customer service and enforce community policies consistently. • Participate in on‑call emergency response and be available for overtime, weekends, and night hours. • Maintain reliable transportation to fulfill emergency on‑call requirements.

What You Bring
Candidates must possess a high school diploma or equivalent, basic computer skills, and an understanding of Fair Housing Laws and OSHA requirements. The ability to perform all on‑site software functions is essential. The role requires frequent climbing, lifting objects over 100 lb, working in confined spaces, and exposure to various weather conditions, with availability for overtime, weekends, and on‑call emergencies. • Hold a high school diploma or equivalent; possess basic computer skills and knowledge of Fair Housing and OSHA regulations. • Capable of lifting/handling objects 100 lb+, working at heights, in confined spaces, and in various weather conditions.
