About the Role

The Maintenance Technician supports all maintenance functions—including corrective, preventative, routine, emergency, and cosmetic work—as well as the make‑ready process, reporting to the Maintenance Supervisor and Community Manager. • Attend the site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs and replacements necessary for community common areas and individual units. • Schedule and execute maintenance/repair‑related turnover events. • Clean and maintain exterior grounds, breezeways, and all common areas each day. • Maintain swimming pools, perform cleaning, and keep accurate chemical logs. • Inspect grounds, buildings, and features daily to identify and correct hazardous conditions. • Implement a preventative maintenance program to extend property life and reduce future repairs. • Follow Asset Living policies and adhere to OSHA safety standards. • Keep the maintenance shop organized, properly stocked, and compliant with safety guidelines. • Assist the supervisor with the hazard communications program and promote safe work practices. • Participate in unit inspections as requested. • Monitor inventory of equipment and supplies as needed. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress. • Upkeep and clean the office, common areas, and model unit. • Report any violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response for the community. • Utilize property resources, equipment, and supplies efficiently. • Deliver excellent customer service, monitor request turnaround, and ensure consistent resident interactions. • Enforce community policies delegated by the supervisor.

What You Bring

• High School Diploma or equivalent required. • Basic computer skills and ability to operate on‑site software. • Knowledge of Fair Housing Laws and OSHA requirements. • Ability to regularly move, climb ladders, lift 100+ lb objects, work in confined spaces, and operate outdoors in varied weather conditions. • Availability for overtime, weekends, and night‑hour on‑call emergencies. • Reliable transportation required for emergency on‑call duties.
