About the Role
The Community Manager oversees all on‑site operations of a housing community under the Regional Manager, managing personnel, leasing, maintenance, financial, administrative and risk‑management functions while ensuring compliance with company policies, safety and fair‑housing guidelines. Key duties include leading staff through hiring, training, coaching and scheduling; maximizing net operating income through cost control and revenue strategies; developing marketing and leasing plans; handling resident concerns; and overseeing accurate administrative and maintenance reporting. • Screen, hire, train, coach, and develop on‑site staff; create weekly/daily schedules and address performance issues. • Implement cost‑control measures and revenue strategies to achieve highest possible net operating income. • Prepare annual operating budgets, forecasts, and ensure timely rent collection and vendor invoice reconciliation. • Design and execute yearly marketing plans; oversee leasing processes, resident complaints, and retention programs. • Conduct property tours, show units, and manage move‑in procedures for prospective residents. • Ensure accurate administrative and leasing reporting; lead emergency response team and coordinate property‑wide emergencies. • Monitor maintenance service requests, conduct regular property inspections, and manage vendor bids for repairs and improvements. • Maintain compliance with fair‑housing laws, OSHA requirements, and Asset Living policies.

What You Bring
Candidates should have at least two years of experience with affordable‑housing programs such as LIHTC, HUD Section 8, Section 236, PRAC, USDA Rural Development, HCD, HOME funds, or similar, with optional certifications like HCCP, HCP‑E, COS, BOS, TCS or CPO. Education requirements include a high school diploma (bachelor’s preferred) or equivalent experience; CAM or ARM certification is advantageous; candidates must be proficient with on‑site software and understand Fair Housing and OSHA regulations. The role demands regular standing, walking, occasional lifting up to 25 lb, and the ability to respond to emergencies; reliable transportation is required for on‑call responsibilities. • Possess at least two years of experience with affordable‑housing programs such as LIHTC, HUD Section 8, Section 236, PRAC, USDA Rural Development, HCD, or HOME funds. • Hold or pursue certifications like HCCP, HCP‑E, COS, BOS, TCS, CPO; CAM or ARM credentials are preferred. • Meet physical requirements: stand, walk, lift up to 25 lb, occasional stoop/kneel; reliable transportation for on‑call duties.

Benefits
Compensation ranges from $65,000 to $75,000 annually and includes a comprehensive total‑rewards package with medical, dental, vision, life, disability insurance, 401(k) matching, performance bonuses, paid sick days and company holidays.
