About the Role
The Maintenance Technician II role goes beyond routine upkeep, focusing on delivering exceptional living experiences for residents. Technicians diagnose and repair a wide range of systems, ensure timely completion of service requests, and prepare vacant units for occupancy. The position also involves preventative maintenance, painting, and performing hot‑work tasks while maintaining a safe work environment. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management. • Complete service requests and repairs per company standards promptly. • Prepare vacant apartments for rent, performing turnkey work as needed. • Conduct preventative maintenance for apartments. • Paint interior and exterior surfaces. • Uphold an incident‑free safety culture by following policies and reporting hazards. • Perform hot‑work tasks such as brazing, soldering, and welding according to standards. • Participate in a rotating on‑call schedule. • Communicate effectively with associates and residents to provide customer service. • Read and follow policies such as Key Control, Turnover, and Emergency procedures. • Identify and safely handle cleaning chemicals, complying with SDS guidelines.

What You Bring
Applicants should have 2–3 years of hands‑on maintenance experience covering HVAC, plumbing, electrical, and general repairs, along with a valid driver’s license and the ability to participate in a monthly on‑call rotation. Strong communication skills, knowledge of company policies, proper handling of chemicals, and correct use of personal protective equipment are required. Basic understanding of emergency system shutoffs and paint application is also desired. • Possess 2–3 years of maintenance experience, including HVAC, plumbing, electrical, and general repairs. • Hold a valid driver’s license. • Use personal protective equipment correctly. • Understand emergency system shutoffs and operation sequences. • Knowledge of paint types and proper application tools.
