About the Role
The Operating Engineer role is essential for maintaining and monitoring building systems in critical environments. Reporting to the Engineering Manager, the engineer ensures continuous operation of fire/life safety, mechanical, electrical, and hot‑water systems while upholding 100% uptime and compliance with service level agreements. Daily duties include maintaining HVAC, electrical, plumbing, refrigeration, and air‑conditioning equipment, recording system readings, adjusting operations, and analyzing performance to resolve issues. The engineer also oversees contractor activities, keeps detailed engineering logs, follows emergency escalation procedures, adheres to technical bulletins and engineering guidelines, and supports the creation of complex utility, electrical, and mechanical protocols. • Maintain and monitor HVAC, electrical, plumbing, refrigeration, and air‑conditioning systems. • Record system readings, adjust operations, and ensure 100% uptime. • Analyze performance, troubleshoot malfunctions, and execute corrective actions. • Oversee contractor activities and enforce critical‑function awareness. • Keep detailed engineering logs, data sheets, and building‑round records. • Follow emergency escalation procedures and adhere to technical bulletins and engineering guidelines. • Support development of complex utility, electrical, and mechanical procedures.

What You Bring
Required qualifications are a High School diploma, GED, or technical degree, at least three years of facilities operations or engineering experience, and an 01, 07, or 06A electrical license. Candidates must possess technical knowledge of critical environments, BAS, strong analytical and problem‑solving skills, and proficiency with MS Office and computer applications. Preferred credentials include an Operating Engineer (BOC) license, a Universal CFC license (or ability to obtain one within 90 days), experience with CMMS, energy‑management and sustainability programs, and familiarity with regulatory inspections and environmental audits. Effective presentation abilities, client‑facing experience in critical facilities, and willingness to accept on‑call responsibilities are also valued. The position offers a competitive salary range of $77,900‑$112,900 and is based onsite in Redmond, WA.
