About the Role
The position sits within the Real Estate department, supporting the delivery of complex infrastructure projects. Employees are encouraged to engage in social media conversations and networking to stay informed about the company’s future initiatives. • Lead end‑to‑end cost management for hyperscale data‑center programs, aligning scope, budget and schedule. • Develop and maintain detailed cost plans, estimates and forecasts using benchmarks and technical data. • Manage change control, review and negotiate change orders, and ensure commercial governance. • Oversee contractor and subcontractor pricing reviews, validate scope and shape procurement strategies. • Coordinate cost forecasts with project schedules and milestones alongside scheduling teams. • Produce and present monthly cost reports, executive summaries and financial updates to stakeholders. • Interface with clients, stakeholders and consultants throughout project stages, maintaining strong relationships. • Conduct cost risk analysis, scenario planning and monitor market trends for pricing, labor and material. • Implement cost‑optimization and value‑engineering strategies to reduce lifecycle costs. • Set, track and report performance via KPIs, delivering presentations to senior leadership. • Manage financial performance using internal systems, BMS and delivery methodologies. • Identify and improve cost‑management processes, templates and tools, capturing lessons learned. • Provide leadership, mentor junior staff and foster a high‑performance, collaborative culture. • Act as brand ambassador, develop market insight, build pipeline and pursue cross‑selling opportunities. • Contribute to proposals/RFP responses and attend networking events to expand market presence.

What You Bring
The firm is seeking an experienced Associate Director – Cost Manager / Quantity Surveyor to lead cost‑management services for a large‑scale, mission‑critical data‑center program in Beaver County, PA. This client‑facing leadership role requires exceptional communication and the ability to influence stakeholders at all levels, while embedding Turner & Townsend’s purpose, values and vision throughout the project lifecycle. • Hold a Bachelor’s degree in Quantity Surveying, Construction Management, Engineering or a related field; graduate degree preferred. • 8–10+ years of cost‑management or project‑control experience on large‑scale, mission‑critical construction projects. • Demonstrated client‑facing consultancy experience with strong stakeholder management. • Knowledge of MEP systems, resilience requirements and campus‑scale infrastructure. • Expertise in budgeting, financial reporting, cost control, Earned Value Management and procurement. • Proficient with CostX, Oracle, Excel, Primavera or similar cost‑management tools. • RICS accreditation or progress toward certification highly desirable. • Excellent communication, presentation, negotiation and analytical skills. • Highly organized with ability to manage multiple priorities under pressure.
