About the Role
The role requires independent, fast‑paced work that meets daily work‑order and weekly unit‑turn targets. The technician must manage time effectively, be detail‑oriented, and deliver high‑quality repairs on appliances and building systems while offering courteous service to residents, associates, and vendors. Additional duties include routine grounds upkeep, pool cleaning and chemical monitoring, property improvements, and preventive maintenance. The technician must use the company‑issued cell phone and apps, travel between properties with a personal vehicle, participate in on‑call rotations, maintain clean common areas and the maintenance shop, follow key‑logging procedures, and communicate regularly with management and teammates. Training assistance and safety promotion are also expected. • Prepare vacant apartments for occupancy (painting, drywall, trash out, mechanical, plumbing, electrical). • Perform independent system repairs on electrical, plumbing, hot water heaters, HVAC, appliances, and boilers. • Execute detailed carpentry, drywall, and interior/exterior painting tasks. • Identify and apply appropriate paint sheen and color for full‑paint or touch‑up jobs. • Repair plank, vinyl, and carpet flooring independently. • Respond to resident service requests promptly with minimal supervision. • Conduct preventative maintenance as assigned. • Clean pools, monitor chemical balance, and maintain required logs. • Perform daily grounds maintenance, including trash removal and pet waste management. • Assist with property improvements and scheduled preventive tasks. • Utilize company‑issued cell phone and designated apps for daily operations. • Travel between properties using a personal vehicle during work hours. • Participate in scheduled on‑call rotation. • Maintain common areas and amenities to Weidner quality standards. • Accompany vendors to units as needed. • Monitor supplies and maintain equipment inventory. • Keep the maintenance shop and custodial area clean and organized. • Follow key logging and storage procedures. • Help train and develop other team members when requested. • Promote safety and use personal protective equipment to reduce hazards. • Inspect, respond to, and follow up on safety incidents and emergencies.

What You Bring
Qualified candidates will have 3‑5 years of maintenance experience, including painting and drywall work, strong mechanical aptitude, and the physical ability to lift up to 80 pounds and climb ladders. Required knowledge spans electrical, plumbing, carpentry, HVAC, pool, and irrigation systems, with certifications such as HVAC, CPO, or EPA preferred. Proficiency with Microsoft Office, Yardi, and Paycom is a plus, and candidates must adhere to all company policies, Fair Housing laws, maintain punctual attendance, wear the uniform, and possess a valid driver’s license, insurance, and reliable transportation. • Communicate regularly with management and teammates. • 3‑5 years of maintenance experience required. • 3‑5 years of painting and drywall repair experience required. • High mechanical aptitude and ability to lift 80 lb, climb ladders, and move up to 200 lb using a dolly. • Ability to work outdoors in all weather conditions and stand for entire shifts. • Knowledge of electrical, plumbing, carpentry, pool, irrigation, and HVAC systems. • HVAC, CPO, EPA certifications desired; CAMT designation preferred. • Proficient in Microsoft Office; Yardi and Paycom experience preferred. • Adherence to Weidner policies, Fair Housing laws, and all regulatory requirements. • Prompt attendance, uniform compliance, and professional appearance. • Ability to work both independently and as part of a team, including flexible hours. • Willingness to be assigned to other Weidner properties as needed. • English proficiency, detail‑oriented, and well‑organized. • Agree to background check, drug testing, and maintain valid driver’s license, vehicle, and insurance.
