About the Role
The Maintenance Technician supports community operations by handling corrective, preventative, routine, emergency, and cosmetic maintenance tasks, as well as the make‑ready process for units. Working under the supervision of the Maintenance Supervisor and Community Manager, the role ensures timely response to work orders, maintains property safety standards, and assists with various upkeep activities across the community. • Maintain regular daily onsite attendance. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs and replacements for community common areas and individual units. • Assist in scheduling and executing maintenance/repair turn events. • Conduct daily exterior clean‑up of grounds, breezeways, and common areas. • Manage swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Execute a preventative maintenance program to extend property life and reduce repairs. • Follow Asset Living policies and safety standards, including OSHA guidelines. • Keep the maintenance shop organized, stocked, and compliant with safety regulations. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections as required. • Monitor inventory of equipment and supplies. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Assist with general upkeep and cleaning of office, common areas, and model units. • Report any violations of community rules to supervisors or the community manager. • Participate in on‑call emergency response for the community. • Utilize property resources, equipment, and supplies efficiently. • Deliver excellent customer service and monitor service request turnaround times. • Ensure consistent resident interactions and enforce delegated community policies.

What You Bring
The position requires physical ability to lift and move objects over 100 lb, climb ladders, work in confined spaces, and operate machinery while handling outdoor weather conditions and hazardous chemicals. Candidates must be available for overtime, weekends, night‑on‑call emergencies, and possess reliable transportation to fulfill emergency response duties. • High school diploma or equivalent required. • Basic computer skills for on‑site software functions. • Knowledge of Fair Housing Laws and OSHA requirements. • Ability to lift and move objects weighing over 100 lb and perform physical tasks in varied environments. • Available for overtime, weekends, night‑on‑call emergencies, and possess reliable transportation.
