About the Role

The Maintenance Manager oversees maintenance and preventive maintenance for assigned communities, covering building systems such as HVAC, electrical, plumbing, carpentry, major appliances, and amenities. The associate ensures compliance with AvalonBay’s operational standards and applicable laws, conducts property visits, works with on‑site supervisors to improve performance, and maintains oversight of all maintenance operations.

What You Bring

• Valid driver’s license and automobile insurance, where applicable. • 3-5 years of apartment maintenance with strong knowledge of HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, and related equipment. • Complete understanding of emergency systems, shutoffs, locations, and sequence of operations. • 2+ years of people management experience, with ability to supervise, develop, and coach associates. • EPA Type I, II Certification, where applicable. • Certified Pool Operator (CPO) certification, where applicable. • On‑call availability with response within 1 hour of dispatch. • Effective communication with associates, residents, and vendors to maintain customer service standards. • Consistent reporting of work schedules and accurate documentation of time worked.
