About the Role

The Community Manager reports to the Regional Manager and oversees all on‑site operations of a housing community, including personnel, leasing, maintenance, financials, administration and risk management, ensuring compliance with policies, safety and fair‑housing standards. • Screen, hire, train, coach, and develop on‑site staff while maintaining compliance with Asset training benchmarks. • Create and manage daily office and maintenance staff schedules and assignments. • Address performance issues promptly, document actions, and coordinate with supervisors and HR as needed. • Promote staff harmony and high‑quality job performance through supportive leadership. • Enforce consistent adherence to company policies and procedures among all personnel. • Maximize net operating income through cost control, revenue enhancement, and leasing improvements. • Develop annual operating budgets and forecasts for the property. • Monitor timely rent collections, deposit reconciliations, and vendor invoice processing. • Prepare accurate property close‑out reports and ownership financial statements. • Design and execute an annual marketing plan using targeted leasing strategies. • Ensure leasing procedures, documentation, and reporting are accurate and up‑to‑date. • Handle resident complaints, concerns, and requests to maintain high satisfaction levels. • Implement resident retention programs such as events, promotions, and newsletters. • Show, lease, and move in prospective residents efficiently. • Maintain precise administrative and leasing reports and submit them on schedule. • Lead the property’s emergency response team, following company guidelines to limit liability. • Oversee customer service standards and monitor maintenance request turnaround times. • Conduct regular property inspections to ensure appearance and timely repairs. • Manage property resources, equipment, and supplies economically, obtaining vendor bids as needed. • Direct maintenance, construction, and rehabilitation activities, ensuring quality and expediency. • Perform physically demanding tasks such as standing for long periods, lifting up to 25 lb, climbing ladders, and working in varied temperature and weather conditions. • Maintain reliable transportation to meet on‑call emergency requirements.

What You Bring

The role requires reliable transportation for emergency on‑call duties and the ability to work overtime, weekends and nights as needed. • Possess a high school diploma (Bachelor’s preferred) and 1‑2 years of housing industry experience; CAM or ARM certification preferred. • Demonstrate basic computer proficiency and knowledge of Fair Housing laws and OSHA requirements.

Benefits

Compensation is a $75,000 annual salary with a total rewards package that may include medical, dental, vision, life, disability insurance, 401(k) matching, commissions, performance bonuses, paid sick days and company holidays.
