About the Role
The Property Manager is responsible for maintaining the community to a market‑ready standard while delivering high‑level service to residents. They must motivate and lead a high‑performing team to maximize property performance and profitability. Key duties include overseeing all operational aspects such as maintenance, capital improvements, lease administration, budgeting, forecasting, collections, evictions, and vacancy management. The manager provides superior customer service, handles lease and renewal paperwork, tracks advertising effectiveness, mentors leasing, customer service, and maintenance staff, and develops creative marketing programs based on competitive analysis. They ensure compliance with Cushman & Wakefield policies, supervise daily on‑site activities, maintain resident files, resolve conflicts promptly, and manage the community’s budget and financial reporting while collaborating with leasing staff to meet marketing goals. • Oversee community operations including maintenance, capital improvements, lease administration, budgeting, collections, and evictions. • Provide superior customer service to residents and prospects to increase satisfaction, renewals, and revenue. • Complete lease and renewal paperwork in accordance with company standards. • Track advertising performance and manage prospective client traffic. • Recruit, mentor, and lead leasing, customer service, maintenance, and management staff to maximize engagement and reduce turnover. • Analyze market competition and develop creative marketing programs to drive revenue. • Ensure compliance with Cushman & Wakefield policies and procedures. • Supervise day‑to‑day on‑site team activities, including hiring, training, and performance coaching. • Maintain accurate resident files and resolve conflicts promptly. • Manage community budgets, financial reporting, variance analysis, and month‑end close processes. • Collaborate with leasing staff to achieve leasing and marketing goals.

What You Bring
Essential competencies involve strong communication and customer‑service skills, computer literacy (Microsoft Office and internet navigation), and solid office, bookkeeping, and sales abilities. The manager must set performance goals, supervise daily operations, and perform any additional duties as assigned. Preferred qualifications include a Bachelor’s degree and a New York Real Estate License, along with at least three years of NYC multifamily property‑management experience and two years in an on‑site manager role. Experience with Yardi systems and strong financial acumen for budgeting, invoicing, and reporting are highly valued. The work environment is a professional office setting with regular use of standard equipment and occasional travel. Physical demands include standing, walking, climbing stairs or ladders, and occasional lifting of up to 25 lb, with travel required up to 15% of the time. • Preferably hold a Bachelor’s degree and a New York Real Estate License. • Possess 3+ years NYC multifamily property‑management experience and 2+ years on‑site manager experience; Yardi systems proficiency preferred. • Demonstrate strong financial acumen for budgeting, invoicing, and reporting. • Travel up to 15% and perform physical tasks such as standing, walking, and lifting up to 25 lb.
