About the Role

In this role you will manage a multi‑million‑dollar asset, fostering a positive environment that promotes teamwork, efficient daily operations, and strong service and leasing performance. You will be accountable for meeting financial goals, increasing asset value, and delivering excellent customer service to residents, associates, and vendors. Success requires effective time management, attention to detail, reliability, and pride in your work. Key duties include budgeting, conducting pre‑move‑out inspections, coordinating make‑readies and service requests, reviewing financial performance, performing market analysis, implementing marketing and leasing strategies, handling payroll, addressing staff issues, recruiting and mentoring associates, managing lease renewals, overseeing vendor relationships, processing resident applications, ensuring pool and spa upkeep, supervising property improvements, completing reporting tasks, maintaining inventory, paying invoices, monitoring supplies and equipment, and upholding safety and quality standards. • Meet monthly income and expense budgets. • Perform pre‑move‑out inspections with the Service Manager. • Schedule and ensure timely completion of make‑readies and service requests. • Review monthly financial performance and set strategies for budget, revenue, and expense control. • Conduct monthly market analysis and monitor competitor properties. • Implement daily marketing and leasing strategies. • Prepare, approve, and process accurate payroll, including overtime emergencies. • Address staff issues promptly and communicate performance evaluations. • Assist in recruiting, interviewing, and mentoring associates. • Prioritize leasing activities, conduct tours, and manage lease renewals to retain residents. • Oversee vendor relationships for optimal pricing, quality, and service. • Process resident applications and conduct new‑move‑in orientations. • Ensure daily pool and spa maintenance when applicable. • Manage property improvements and preventive maintenance tasks. • Complete resident, financial, analytic, and reporting tasks accurately. • Maintain office and maintenance inventory; pay vendor invoices timely. • Monitor supplies, equipment, and ensure safety standards are met. • Keep market‑ready apartments, common areas, and amenities clean to Weidner quality standards.

What You Bring

Candidates should have 1‑2 years of property‑management experience, with prior management preferred, and be able to work safely and efficiently in a fast‑paced environment. Strong communication skills, proficiency with Microsoft Office, and willingness to learn Yardi, Paycom, and other software are required.
