About the Role
The Maintenance Technician supports the property’s maintenance program, handling corrective, preventative, routine, emergency and cosmetic tasks under the supervision of the Maintenance Supervisor and Community Manager, and contributes to the make‑ready process. The role requires regular on‑site presence, timely response to work orders, upkeep of common areas, pool maintenance, daily inspections, adherence to safety and OSHA policies, inventory monitoring, accurate record‑keeping, and participation in on‑call emergencies. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform daily cleaning and maintenance of exterior grounds, breezeways, and community common areas. • Conduct swimming pool upkeep, cleaning, and maintain accurate chemical logs. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Execute preventative maintenance tasks to extend property lifespan and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Assist the Maintenance Supervisor with hazard communication, safety training, and inventory monitoring. • Record service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status accurately. • Provide on‑call emergency support and respond to urgent property issues. • Deliver excellent customer service, monitor request turnaround, and enforce community policies. • Ensure compliance with Fair Housing laws and company policies.

Benefits
Compensation is $29.87 hourly with a total rewards package that includes medical, dental, vision, life, disability, 401(k) matching, bonuses, paid sick days and holidays. Candidates must hold a high school diploma, basic computer skills, knowledge of Fair Housing and OSHA, be physically able to handle 100‑lb loads, and have reliable transportation for emergency calls.
