About the Role

The Assistant Community Manager supports the Community Manager in overseeing daily operations and financial functions of a housing community. The role includes managing rent delinquency and collections, supervising personnel, leasing, maintenance, administration, and risk management in the manager’s absence, while ensuring compliance with company policies, safety, and fair‑housing guidelines. • Post all payments and income from applicants, current and non‑current residents accurately and timely. • Process and reconcile daily account receivables. • Monitor and follow up on bad debt, including preparing late notices, contacting residents/guarantors, and filing evictions. • Help the property meet budgeted revenues, expenses, and Net Operating Income. • Post all charges to resident and non‑current resident accounts, including utility bill‑backs where applicable. • Perform all end‑of‑month closing procedures and reporting. • Maintain accurate, organized records and audit resident files for accuracy. • Walk units and post move‑out charges, statements, and security‑deposit refunds. • Attend the site daily as required. • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives. • Ensure staff effectiveness through ongoing training, coaching, counseling, and compliance with Asset training benchmarks. • Promote staff harmony and quality performance through support and effective leadership. • Ensure staff compliance with company policies and procedures. • Ensure leasing techniques achieve closures, follow‑up procedures, lease signing/documentation, and accurate reporting. • Implement marketing strategies and systems from the annual marketing plan. • Address resident complaints, concerns, and requests to maintain satisfaction. • Develop and implement resident retention programs such as events, promotions, and newsletters. • Effectively show, lease, and move in prospective residents. • Provide excellent customer service and monitor maintenance request turnaround and responsiveness. • Maintain property appearance and ensure timely completion of repairs through regular inspections and tours. • Assist with supervision of all business functions related to operations. • Plan and utilize property resources, equipment, and supplies economically, obtaining bids and addressing inadequate service.

What You Bring

Candidates need a high school diploma or equivalent; a bachelor’s degree or two years of housing‑industry experience is preferred. Basic computer skills, knowledge of Fair Housing Laws and OSHA requirements, and the ability to perform onsite software functions are required. The position involves prolonged standing or sitting, occasional ladder use, lifting up to 25 lb, and may require overtime, weekends, or night‑hour emergencies.
