About the Role

The Community Manager reports to the Regional Manager and is responsible for overall on‑site operations of an affordable housing community, including personnel, leasing, maintenance, financials, administration and risk management, while ensuring compliance with Asset Living policies, safety standards and fair‑housing regulations. The role requires daily onsite presence, staff recruitment and development, budget creation, revenue optimization, marketing and leasing execution, resident satisfaction initiatives, emergency response oversight, and maintenance coordination. • Screen, hire, train, coach, and evaluate on‑site staff using company standards. • Create and maintain weekly/daily schedules for office and maintenance personnel. • Address performance problems, document actions, coordinate with HR, and execute terminations when needed. • Drive net operating income by controlling costs and improving leasing revenue. • Prepare annual operating budgets and forecasts for the community. • Oversee timely rent collection, deposit reconciliation, and vendor invoice processing. • Develop and execute yearly marketing plans to attract prospective residents. • Implement resident retention initiatives such as events, promotions, and newsletters. • Lead the property’s emergency response team and ensure compliance with liability guidelines. • Monitor maintenance request turnaround, conduct regular property inspections, and ensure timely repairs. • Obtain competitive bids for supplies, vendors, and contractors to optimize expenditures. • Supervise construction and rehabilitation projects, ensuring quality and schedule adherence. • Maintain compliance with Fair Housing laws, OSHA regulations, and Asset Living policies.

What You Bring

Candidates must have at least two years of affordable housing program experience (e.g., LIHTC, HUD, USDA), a high school diploma (Bachelor’s preferred), and preferably CAM/ARM certification; they must be able to use on‑site software, understand Fair Housing and OSHA, and have reliable transportation for on‑call duties. • Possess at least two years of experience with affordable housing programs (e.g., LIHTC, HUD Section 8, USDA Rural Development). • Hold or pursue Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification. • Ability to operate on‑site property management software and basic computer applications. • Reliable transportation required for emergency on‑call responsibilities.

Benefits
