About the Role
The Maintenance Technician supports property upkeep by performing corrective, preventative, routine, emergency, and cosmetic maintenance tasks, and assists with the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform swimming‑pool maintenance, cleaning, and accurate chemical logging. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards. • Maintain a preventative‑maintenance program that extends property life and reduces future repairs. • Keep the maintenance shop organized, well‑stocked, and compliant with OSHA safety standards. • Assist with scheduling and executing maintenance for turnover (make‑ready) events. • Track service requests, EPA/OSHA compliance, preventive‑maintenance activities, and work‑in‑progress records. • Provide excellent customer service, ensure consistent resident interactions, and enforce community policies. • Participate in on‑call emergency response and utilize equipment and supplies efficiently.

What You Bring
• High school diploma or equivalent required; basic computer skills and knowledge of Fair Housing and OSHA needed. • Physical ability to lift 100+ lb, climb ladders, work in confined spaces, and handle outdoor weather conditions; flexible schedule for overtime, weekends, and night‑on‑call duties. • Reliable transportation is required for emergency on‑call situations.
