About the Role

The Maintenance Technician supports the property’s maintenance program under the supervision of the Maintenance Supervisor and Community Manager, handling corrective, preventative, routine, emergency, and cosmetic tasks and participating in the make‑ready process. • Attend property daily and promptly address resident and management work orders. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance on common areas, buildings, and units. • Conduct make‑ready tasks and assist with unit turnover scheduling. • Maintain grounds, breezeways, and swimming pools, including accurate chemical logging. • Inspect daily for hazards, enforce safety policies, and adhere to OSHA and Asset Living standards. • Keep the maintenance shop organized, stocked, and manage inventory of equipment and supplies. • Document service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status accurately. • Participate in on‑call emergency response and report community rule violations. • Provide excellent customer service, monitor request turnaround, and uphold community policies. • Support upkeep and cleaning of office, common areas, and model units. • Assist with hazard communication programs and promote safe work practices.
