About the Role
The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties. This includes maintaining a clean and safe work environment, performing regular rounds and assessments, and executing both preventive and corrective maintenance tasks, as well as painting and housekeeping duties. • Perform all plumbing, electrical, or HVAC requirements of the building(s) • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers • Verify field conditions and perform necessary repairs or adjustments • Repair doors, ceilings, hand railings, floors, and other general property elements • Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, condenser flushing, tube punching, bearing greasing, belt inspection, motor bearing replacement, pulley alignment, and chemical treatment monitoring • Inspect engine rooms, fan rooms, cooling towers, motors, house pumps, electric rooms, generators, fire pumps, sump pumps, and ejector pumps; replace lamps and signage, and ensure areas are clear of debris • Check emergency exit signs and lights, ensure clear access to exits, and perform fire and life safety inspections per NFPA and local regulations • Document and report activities to supervisor • Respond immediately to emergencies such as fire, evacuation, equipment failure, and customer concerns • Comply with all applicable codes, regulations, governmental agency directives, and safe work practices • Adhere to C&W Uniform Dress Code and maintain a neat appearance on and off the property • Involves movement between departments, floors, and properties

What You Bring
The position operates primarily in a professional office setting but requires regular travel between properties and exposure to varying weather conditions. Physical demands include lifting at least 50 lbs, climbing, crouching, and maneuvering equipment, while also needing clear verbal communication and the ability to read technical drawings and schematics. • Complete required C&W Safety Training annually • Technical Proficiency • Multi-Tasking • Sense of Urgency • High School Diploma or GED Equivalent • Graduate of apprentice program or trade school preferred • 5+ years of experience operating mechanical, electrical, and plumbing systems in commercial properties • Appropriate trade license/permit (e.g., Journeyman or Master Electrician, Refrigeration Certificate of Fitness, High Pressure Boiler License) • Potential certification as a Universal Technician for CFCs depending on market requirements • Valid driver’s license with a good driving record • Basic computing skills in Outlook, Excel, and Word • Experience with operation, maintenance, and repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems • Knowledge of energy management systems, techniques, and operations • Thorough knowledge of building systems operations, maintenance, and repair; ability to work extended periods without relief during emergencies; potential shift and on-call duties • Must be able to stoop, stand, climb, and frequently lift at least 50 lbs safely • Required to crouch and reach while installing or moving equipment • Ability to speak clearly for effective communication • Ability to read and understand oral and written information • Requires vision to read printed material, drawings, and schematics

Compensation for the role ranges from $37.40 to $44.00 per hour, complemented by a comprehensive benefits package that includes health, vision, dental, retirement plans, and paid time off.
