About the Role

The Maintenance Technician supports the property’s maintenance program under the supervision of the Maintenance Supervisor and Community Manager. The role involves performing corrective, preventative, routine, emergency and cosmetic maintenance, overseeing make‑ready processes, and ensuring safe, well‑stocked work environments. The technician also interacts directly with residents and management to address service requests and uphold community standards. • Attend the site daily and be on‑call for emergencies. • Respond promptly to resident and management work orders for common areas, buildings and units. • Perform repairs, replacements, and make‑ready tasks per property objectives. • Schedule and execute maintenance/repair turn events. • Clean and maintain exterior grounds, breezeways and common areas. • Conduct swimming pool upkeep and keep accurate chemical logs. • Inspect grounds and facilities daily to identify and correct hazards. • Execute a preventative maintenance program to extend asset life. • Follow Asset Living policies and OSHA safety standards. • Keep the maintenance shop organized, stocked and compliant with safety regulations. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections and inventory monitoring as needed. • Record service requests, EPA/OSHA compliance, maintenance activities and make‑ready status. • Maintain office, common area and model unit cleanliness. • Report community rule violations to supervisors. • Provide excellent customer service and monitor request turnaround times. • Apply consistent handling of resident issues and enforce delegated policies. • Work overtime, weekends and night hours for on‑call emergencies.

What You Bring

• Possess a high school diploma or equivalent and basic computer skills. • Understand Fair Housing laws and OSHA requirements. • Be able to lift 100 lb+, climb ladders, operate tools, work in confined spaces and varied weather. • Have reliable transportation for emergency response.
