About the Role

The Scheduler is responsible for managing time and resources to keep projects on schedule. Working closely with the project team, the Scheduler creates timetables, determines task and material timing, and continuously refines processes while coordinating across Operations to develop critical paths and highlight risks. In this role the Scheduler collaborates with architects, consultants, suppliers, project managers, superintendents, and pre‑construction teams to define and sequence work activities. Responsibilities include maintaining master schedules, tracking critical path changes, monitoring milestones, analyzing delays, documenting schedule changes, supporting claims litigation, and delivering training on scheduling tools and logic. • Coordinate with architects, consultants, suppliers, project managers, and superintendents to ensure smooth project execution • Work with the preconstruction team during proposals, bidding, and estimating to develop well‑defined, sequenced work activities • Support project managers in preparing project scope, budget, and schedule • Collaborate with marketing, high‑performance, and virtual construction teams to align scheduling with company mission • Create high‑level master schedules and timetables for entire projects, defining task and material timing • Run meetings to update construction schedules via job walks, superintendent updates, or regular team briefings • Identify project risks, perform impact analysis, and devise work‑around solutions • Partner with the Project Director to determine staffing requirements and ensure adequate resources • Track critical activities and changes to the critical path affecting project timelines • Monitor program milestones and interdependencies across the project portfolio • Establish key performance metrics, analyze delays using industry‑accepted methods, and report findings • Provide information on items influencing the project schedule • Offer technical support for claims litigation related to schedule issues • Document schedule changes and integrate them into the project plan • Maintain current, standardized job files for each project • Seek and share opportunities to continuously improve scheduling processes • Educate team members on project sequencing and schedule logic • Develop and lead internal training on creating, managing, and updating project schedules using relevant software tools

What You Bring

The ideal candidate holds a B.S. in construction, engineering, or a related field, with at least five years of scheduling experience on mid‑ to large‑scale commercial projects and strong knowledge of construction systems and trade sequencing. Excellent communication, relationship‑building skills, and proficiency with cost‑loaded scheduling software (ASTA preferred) are required, along with a detail‑oriented, collaborative approach; PMI or AACEI certification is a plus. Pepper Construction does not sponsor work visas. • B.S. in Construction, Engineering, or related technical field (preferred) • 5+ years experience scheduling mid‑large scale commercial construction projects • Strong knowledge of construction systems and trade sequencing • Ability to build and maintain strong working relationships • Experience in industrial, healthcare, K‑12, or higher education construction (a plus) • Outstanding written and verbal communication skills • Proficiency with scheduling software, including cost‑loaded scheduling; ASTA preferred • Capability to conduct technical schedule reviews and analysis • Detail‑oriented work style • PMI or AACEI certification (preferred)
