About the Role
The Maintenance Technician supports an affordable‑housing community, handling corrective, preventative, routine, emergency, and cosmetic repairs under the direction of the Maintenance Supervisor and Community Manager. Duties include responding to work orders, performing make‑ready tasks, maintaining the pool and grounds, and ensuring safety and compliance with Asset Living policies. • Respond to resident and management work orders for common areas, buildings, and units promptly. • Perform preventative maintenance to extend property life and minimize future repairs. • Conduct swimming pool cleaning and maintain accurate chemical logs. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Assist with scheduling and execution of unit turn‑around (make‑ready) processes. • Maintain an organized, well‑stocked maintenance shop in compliance with OSHA standards. • Support the hazard communications program and promote safe work practices. • Track inventory of equipment and supplies and report discrepancies. • Document service requests, EPA/OSHA compliance, and maintenance activities accurately. • Provide excellent customer service and ensure consistent resident interactions. • Enforce community policies as delegated by supervisors. • Participate in on‑call emergency response for the community. • Utilize property resources, equipment, and supplies efficiently.

What You Bring
Candidates must have a High School Diploma or equivalent, basic computer proficiency, and an understanding of Fair Housing Laws and OSHA requirements. Reliable transportation is required for on‑call emergencies. The role demands physical stamina to lift and move objects over 100 lb, climb ladders, work in confined or elevated spaces, and operate power tools. Availability for overtime, weekends, and night‑time emergencies is essential. • Demonstrate basic computer skills for on‑site software functions. • Possess reliable transportation for emergency on‑call duties.

Benefits
Compensation ranges from $25.00 to $26.00 per hour and includes a comprehensive total rewards package: medical, dental, vision, life, accidental and disability insurance, 401(k) with employer match, performance bonuses, paid sick days and holidays.
