About the Role
The Maintenance Technician assists with corrective, preventative, routine, emergency, and cosmetic maintenance, as well as the make‑ready process, under the direction of the Maintenance Supervisor and Community Manager. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and routine maintenance to keep community areas and units functional. • Assist in scheduling and completing maintenance‑related turn events and unit inspections. • Clean and maintain exterior grounds, breezeways, and common areas daily. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds and building features each day to identify and correct hazards. • Execute the preventative maintenance program to extend asset life and reduce future repairs. • Organize and stock the maintenance shop while following safety and OSHA standards. • Support the hazard communications program and promote safe work practices. • Monitor inventory of equipment and supplies as directed by the Maintenance Supervisor. • Maintain accurate service request records, EPA/OSHA compliance, and make‑ready status documentation. • Assist with general upkeep, cleaning of office spaces, common areas, and model units. • Report community rule violations to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response for the community. • Utilize resources, equipment, and supplies efficiently and economically. • Provide excellent customer service, tracking request turnaround and responsiveness. • Ensure consistent resident interactions and enforce delegated community policies. • Maintain reliable transportation for emergency on‑call requirements.

What You Bring
• High school diploma or equivalent required; basic computer skills and knowledge of Fair Housing and OSHA laws. • Physical ability to lift 100+ lb, climb ladders, work in confined spaces, and perform overtime or on‑call duties.
