About the Role
The Maintenance Technician assists with corrective, preventative, routine, emergency, and cosmetic maintenance, supports the make‑ready process, and works under the supervision of the Maintenance Supervisor and Community Manager to meet the property’s operational objectives. • Attend community daily and respond to resident/management requests and work orders for common areas, buildings, and units. • Perform repairs and replacements in common areas and units; assist with scheduling and execution of turn‑events. • Clean exterior grounds, breezeways, and other common areas each day. • Maintain swimming pool, perform cleaning, and keep accurate chemical logs. • Inspect grounds and building features daily to identify and correct hazardous conditions. • Execute preventative maintenance program to extend asset life and reduce future repairs. • Follow Asset Living policies and safety/OSHA standards; keep maintenance shop organized and properly stocked. • Support hazard communications program and promote safe work practices. • Participate in unit inspections and assist with inventory monitoring as needed. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress. • Perform general upkeep of office, common areas, and model unit; report violations of community rules. • Participate in on‑call emergency response at the community. • Utilize resources, equipment, and supplies economically; perform additional tasks assigned by supervisor. • Provide excellent customer service, monitor request turnaround, and ensure consistent resident interactions. • Enforce community policies as delegated by the immediate supervisor.

What You Bring
• Education/experience: High School Diploma or equivalent; basic computer skills for on‑site software; knowledge of Fair Housing Laws and OSHA requirements. • Physical requirements: Ability to climb ladders, stairs, and step stools; move objects over 100 lb; work in confined spaces, various weather conditions, and on‑call schedule. • License/equipment: Reliable transportation required for emergency on‑call duties.
