About the Role

The Community Manager is the on‑site leader responsible for all operational aspects of a housing community, reporting to the Regional Manager. This role manages personnel, leasing, maintenance, financials, administration, and risk while ensuring compliance with company policies, safety standards, and fair‑housing regulations. • Screen, hire, train, coach, and develop on‑site staff while maintaining daily attendance. • Create and manage weekly office and maintenance staff schedules. • Address performance issues, document actions, and coordinate terminations with HR as needed. • Develop annual operating budgets and forecasts to maximize net operating income. • Oversee rent collections, deposit reconciliation, and timely processing of vendor invoices. • Design and execute yearly marketing plans to drive leasing activity. • Handle resident complaints, implement retention programs, and ensure lease documentation accuracy. • Conduct property inspections, maintain appearance, and oversee timely completion of repairs. • Lead emergency response teams and manage property emergencies per company guidelines. • Monitor maintenance request turnaround and ensure high‑quality customer service.

What You Bring

The position requires reliable transportation for emergency on‑call duties and the ability to meet physical demands such as standing for long periods, lifting up to 25 lb, navigating ladders or scaffolding, and working in varied weather and temperature conditions. • Maintain proficiency with on‑site software and possess basic computer skills. • Possess high school diploma (Bachelor’s preferred), 1‑4 years housing industry experience, and CAM or ARM certification preferred.
