About the Role
The Maintenance Technician assists in corrective, preventative, routine, emergency, and cosmetic maintenance, as well as the make‑ready process, under the supervision of the Maintenance Supervisor and Community Manager. • Attend on‑site daily and respond promptly to resident and management maintenance requests for common areas, buildings, and units. • Perform repairs, replacements, and routine maintenance to ensure functionality of community areas and units. • Assist with scheduling and execution of maintenance/repair turn events and unit make‑ready processes. • Clean and maintain exterior grounds, breezeways, common areas, and swimming pools, including accurate chemical logging. • Conduct daily inspections of grounds, buildings, and features to identify and correct hazards or liability concerns. • Carry out preventative maintenance programs to extend property life and reduce future repairs. • Maintain an organized, properly stocked maintenance shop while complying with safety standards and OSHA guidelines. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections, inventory monitoring, and record keeping for service requests, EPA/OSHA compliance, and make‑ready status. • Provide general upkeep and cleaning of office, common areas, and model unit. • Report community rule violations to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response as required. • Deliver excellent customer service, monitor request turnaround, and consistently represent the community positively. • Enforce community policies as delegated by the supervisor. • Follow Asset Living policies and utilize resources, equipment, and supplies efficiently. • Maintain reliable transportation for emergency on‑call responsibilities.

What You Bring
• Hold a High School Diploma or equivalent and possess basic computer skills for on‑site software use. • Understand Fair Housing Laws and OSHA requirements. • Capable of physically demanding tasks such as lifting 100+ lbs, climbing ladders, working in confined spaces, and operating machinery in varying weather conditions.

Benefits
