About the Role
The Maintenance Supervisor leads all maintenance operations for a community, partnering closely with the Community Manager to manage service requests, preventative maintenance, vendor relationships, and compliance with safety and regulatory standards. The role includes daily on‑site presence, oversight of maintenance staff and contractors, inventory control, and ensuring the timely completion of repairs and unit make‑ready work. Additionally, the supervisor is responsible for delivering high‑quality customer service to residents and upholding community policies. • Attend on‑site daily and coordinate resident and management work orders. • Ensure repairs and replacements for common areas and units; inspect property daily for hazards. • Manage maintenance supplies inventory within budget and maintain a preventative maintenance program. • Keep the maintenance shop organized, stocked, and OSHA compliant; maintain hazard communications and promote safe work practices. • Record service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status accurately. • Provide on‑call emergency support and oversee vendor and contractor bids and quality. • Supervise, train, schedule, and evaluate maintenance staff; deliver coaching and ensure performance standards. • Deliver excellent customer service, monitor request turnaround, and enforce community policies. • Maintain reliable transportation for emergency response duties.

What You Bring
• Hold a high school diploma or equivalent; EPA & CPO certifications required (HVAC preferred); basic computer skills and knowledge of Fair Housing and OSHA. • Perform physical tasks including lifting 100+ lbs, working in confined spaces, and operating tools; availability for overtime, weekends, and night on‑call emergencies.
