About the Role
The Assistant Community Manager supports the Community Manager in overseeing daily operations and financial performance of a housing community, handling rent collection, budgeting, staffing, leasing, maintenance, and compliance when the manager is absent. • Post and reconcile all resident payments, account receivables, and end‑of‑month financial reports. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Ensure property meets budgeted revenue, expenses, and Net Operating Income targets. • Conduct unit walk‑throughs, apply move‑out charges, and process security‑deposit refunds. • Screen, hire, train, coach, and evaluate onsite staff while maintaining policy compliance. • Lead staff performance through ongoing training, counseling, and adherence to Asset benchmarks. • Oversee leasing activities: show units, process applications, finalize leases, and maintain accurate records. • Implement marketing strategies and resident retention programs such as events and newsletters. • Address resident complaints, concerns, and service requests to maintain satisfaction. • Supervise maintenance responsiveness, property appearance, and timely repairs via regular inspections. • Manage property resources, obtain vendor bids, and control equipment and supply costs. • Meet physical demands including standing, lifting up to 25 lb, climbing ladders, and working varied hours and conditions.

What You Bring
• Possess at least a high school diploma (Bachelor’s preferred) and basic computer and Fair Housing/OSHA knowledge.
