About the Role

The Project Manager 1 will lead an entire project or a portion of a larger, complex project in partnership with the Project Superintendent, overseeing operations, administration, and relationship building with clients, designers, and subcontractors. The role operates with defined decision‑making authority and consults supervisors for broader choices. Successful performance can lead to promotion to Project Manager 2. • Lead the company’s safety culture, investigate incidents, and retrain staff as needed. • Manage the JE Dunn pre‑start process. • Support preconstruction activities: quantity takeoff, trade coordination, scope development, bid package creation, schedule development, bid list creation, and advertisement. • Plan and execute the buyout schedule, verify pricing and scope, select bidders, perform gap analysis, and issue subcontracts. • Manage the submittal schedule, review and approve shop drawings and samples, and ensure timely distribution to subcontractors and the project team. • Coordinate with Logistics to obtain material and equipment pricing. • Collaborate with risk management for subcontractor bonding approvals and conduct ongoing risk analysis. • Coordinate stakeholders including subcontractors, owners, field teams, design teams, and vendors. • Disseminate change requests, gather and evaluate subcontractor pricing, and obtain owner/architect approval. • Lead project meetings such as monthly reviews, progress meetings, and Owner‑Architect meetings. • Process monthly subcontractor and owner pay applications. • Prepare and continuously update the project schedule with the Superintendent, applying Lean principles and tracking resources. • Identify potential schedule impacts (scope changes, weather, manpower) and develop mitigation plans. • Document decisions affecting budget, schedule, legal, quality, and safety using best‑practice standards. • Provide regular reporting and analysis on project status and profitability. • Prepare monthly cost and margin forecasts, review budgets, and highlight discrepancies. • Lead project closeout using best‑practice tools: punch list, financials, subcontracts, warranties, etc. • Interface with regional or company legal counsel as required. • Conduct effective presentations. • Build relationships and collaborate internally and externally. • Manage budgets, maximize profitability, and generate future work through relationships. • Build lasting relationships with team members beyond individual projects.

What You Bring

The position requires a valid, unrestricted driver’s license, the ability to lift up to 25 pounds, and flexibility for travel, relocation, and non‑traditional hours. Work environments may include project sites and office settings, with exposure to extreme weather conditions and a mix of sitting, standing, and physical activity. • Perform work accurately, completely, and on time. • Demonstrate strong verbal and written communication (intermediate level). • Proficient in MS Office (intermediate). • Apply construction management fundamentals to projects. • Deep knowledge of project processes and their role in successful completion. • Advanced proficiency in project management and accounting software. • Advanced proficiency in construction technology. • Advanced proficiency in scheduling software. • Apply Lean processes and philosophy (intermediate). • Bachelor’s degree in construction management, engineering, or related field (or equivalent experience). • 5+ years of construction management experience. • Valid unrestricted driver’s license and ability to lift up to 25 pounds. • Willingness to travel, relocate, and work non‑traditional hours as project needs dictate. • Potential exposure to extreme hot or cold conditions on job sites.
