About the Role

The Land Development Manager leads the division’s land development program, overseeing roadway construction, water and sewer installation, earthwork, landscaping, irrigation, vertical construction, and public utility coordination. The role focuses on building zero-defect homes while managing costs and adhering to schedules. The manager is responsible for the timely delivery of new projects using construction schedules, contract documents, budgets, environmental studies, geotechnical reports, engineering plans, and permit compliance. They work closely with Area Construction Managers and the Director of Construction to prepare ready-to-build home sites and develop entitlement budgets, value-engineering design elements where possible. Field operations under the manager’s supervision include erosion control, grading, wet and dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, as-built documentation, certifications, and compliance letters. Additional duties cover HOA management, bond maintenance, marketing coordination, SWPPP compliance, and regular budget reconciliation with the Director of Development. • Manage land development program including roadway, water, sewer, earthwork, landscaping, irrigation, vertical construction, and utility coordination. • Deliver projects on schedule and within budget using construction schedules, contracts, environmental and geotechnical reports, and permit compliance. • Collaborate with Area Construction Managers and Director of Construction to ready home sites for build. • Create and value‑engineer development budgets during entitlement and design phases. • Maintain relationships with jurisdictional entities to secure land use and development rights. • Oversee projects from permit approval through construction, plat recording, final certification, and community turnover. • Supervise field operations such as erosion control, grading, wet and dry utilities, paving, sidewalks, landscaping, hardscaping, and amenities. • Manage HOA functions including quarterly meetings, budget analysis, and common‑area improvements. • Ensure bond maintenance and retrieval of all guaranties for the division. • Coordinate amenity/recreation centers, common entry landscaping, and marketing windows with cross‑functional teams. • Administer SWPPP (Stormwater Pollution Prevention Plan) compliance. • Review and reconcile development budgets with Director of Development regularly.

What You Bring

Qualifications include a high school diploma (required) and a bachelor’s degree in construction management, engineering, or a related field (preferred), plus at least five years of land-development experience. Candidates must be computer-literate, detail-oriented problem solvers, hold a valid driver’s license with good driving record and insurance, and be able to perform physical tasks such as lifting 50 lb and working daily on construction sites. • High School Diploma required; Bachelor’s degree in construction management, engineering, or related field preferred. • Minimum five years’ experience in land development. • Proficiency with word processing, spreadsheets, project scheduling, and data‑management software. • Strong attention to detail and problem‑solving abilities. • Valid driver’s license, good driving record, and auto insurance. • Ability to work >8 hours/day on site, lift 50 lb, climb ladders, operate construction equipment, and use computer keyboard.
