About the Role

The Assistant Community Manager reports to the Community Manager and is responsible for daily operations, financial management, leasing, maintenance, staff supervision and compliance for an affordable‑housing community, stepping in for the manager when needed. • Post and reconcile resident payments, account receivables, and monthly closings. • Monitor bad debt, issue late notices, contact residents/guarantors, and process evictions. • Apply resident and non‑resident charges, including utility bill‑backs, move‑out fees, and security‑deposit refunds. • Screen, hire, train, coach and evaluate on‑site staff; ensure compliance with company policies. • Lead staff performance through ongoing training, counseling and leadership support. • Oversee leasing activities: show units, process applications, execute leases and maintain accurate reports. • Implement marketing strategies from the annual plan and develop resident‑retention programs. • Resolve resident complaints and requests to maintain satisfaction. • Ensure timely maintenance response, conduct property inspections and uphold property appearance. • Manage vendor relationships, obtain bids and control operating expenses. • Maintain accurate resident files and audit records regularly.

What You Bring

Candidates should have at least one year of experience with affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, and a high school diploma or higher; a bachelor’s degree or related experience is preferred, along with basic computer skills and knowledge of Fair Housing and OSHA regulations. The position may require overtime, weekend or night work and involves physical tasks such as standing for extended periods, climbing ladders, lifting up to 25 lb, and working in various weather conditions. • Minimum 1 year experience with affordable‑housing programs (e.g., LIHTC, HUD Section 8, USDA) and a high school diploma; bachelor’s degree preferred.
