About the Role

The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties, ensuring a clean and safe working environment while performing rounds, routine assessments, preventive and corrective maintenance, painting, and housekeeping. Key duties include performing plumbing, electrical, and HVAC tasks; maintaining heating equipment, chillers, pumps, cooling towers, and air distribution systems; monitoring and adjusting mechanical and pneumatic equipment; verifying field conditions and making repairs; managing energy systems; repairing building components; conducting preventive maintenance per C&W standards; inspecting engine rooms, generators, fire pumps, and related equipment; ensuring emergency egress and fire safety compliance; documenting activities; responding to emergencies; and adhering to codes, safety training, and dress code requirements. • Perform plumbing, electrical, and HVAC work on buildings • Maintain heating equipment, chillers, pumps, cooling towers, and air distribution systems • Monitor and adjust mechanical/pneumatic equipment, valves, thermostats, and diffusers • Verify field conditions and make necessary repairs or adjustments • Repair doors, ceilings, hand railings, floors, and other building components • Repair plumbing fixtures such as toilets, urinals, and lavatories • Conduct preventive maintenance per C&W standards (filter changes, coil cleaning, bearing lubrication, belt adjustments, chemical treatment monitoring, cooling tower upkeep, annual inspections) • Inspect engine rooms, fan rooms, generators, fire pumps, sump pumps, and related equipment; replace lighting and signage; ensure clear, unobstructed spaces • Check emergency exit signs/lights, ensure clear egress, and perform fire and life safety inspections per NFPA and company standards • Document and report activities to supervisor • Respond promptly to emergencies (fire, evacuation, equipment failure) and customer concerns • Comply with all codes, regulations, and company directives; practice safe work habits • Adhere to C&W uniform dress code and maintain a neat appearance • Move between departments, floors, and properties

What You Bring

Required competencies are technical proficiency, initiative, flexibility, multitasking, and a sense of urgency. Candidates must hold a high school diploma or GED (apprenticeship or trade school preferred) and have at least five years of experience operating mechanical, electrical, and plumbing systems in commercial properties, along with appropriate trade licenses, a valid driver’s license, and basic computer skills. The role involves both office and field work across multiple properties, requiring regular travel in varied weather, use of standard office equipment, and physical tasks such as lifting 50 lb, climbing, stooping, crouching, reaching, and reading schematics, with clear verbal communication.
