About the Role

The Mechanical, Electrical, and Lighting (MEP) Estimator will prepare detailed cost estimates for projects based on design documents, narratives, and specifications, focusing on mechanical equipment, electrical equipment, lighting, and selected finished products. The estimator will develop quantity take‑offs, perform analyses, and produce estimates from conceptual design through the final construction documents, collaborating with architects, engineers, owners, and material suppliers. • Communicate MEP and finish estimates and scopes to internal teams, architects, engineers, and owners. • Prepare quantity take‑offs, analyses, and cost studies for MEP and architectural finish items from concept through construction documents. • Review site conditions and contract documents to identify missing scope. • Build and maintain relationships with national and local suppliers and vendors to secure accurate pricing and qualified bidders. • Perform first‑cost and life‑cycle cost analyses in collaboration with the design team. • Coordinate equipment and material estimates with installation bids alongside project teams and fellow estimators. • Conduct value analyses to propose cost‑efficient alternatives for MEP and finish systems. • Serve as liaison to resolve pre‑construction MEP and finish issues with engineers, consultants, trade partners, and owners. • Prepare and assemble proposals for lump‑sum, GMP, and cost‑plus contract types. • Participate in design‑team and client estimate reviews and hand‑off to operations, ensuring knowledge transfer. • Author scope requisitions for bidding/procurement and align scopes to avoid gaps or overlaps. • Evaluate vendor proposals, assess scope coverage, and manage risk of scope gaps. • Assist project staff in evaluating large change orders. • Compile and analyze bid data using SourceBlue breakdown sheets; maintain historical cost database. • Utilize quantification and estimating software tools employed by the local business center. • Supervise Assistant MEP Estimators, Estimating Assistants, and interns as needed.
