About the Role
The Maintenance Technician assists in executing corrective, preventative, routine, emergency, and cosmetic maintenance processes for the property, supporting the make‑ready program under the supervision of the Maintenance Supervisor and Community Manager. • Respond promptly to resident and management work orders for common areas, buildings, and units • Perform corrective, preventive, routine, emergency, and cosmetic maintenance tasks • Execute make‑ready processes and turnover events according to property objectives • Maintain swimming pool cleanliness and accurate chemical logs • Conduct daily inspections of grounds, buildings, and community features to identify hazards • Follow and enforce Asset Living policies, safety standards, and OSHA regulations • Keep the maintenance shop organized, stocked, and compliant with hazard communications • Track service requests, preventative maintenance, EPA/OSHA compliance, and make‑ready status • Provide excellent customer service and ensure consistent resident interactions • Participate in on‑call emergency response and after‑hours support • Assist with inventory monitoring, equipment upkeep, and general upkeep of office and model units • Support unit inspections and report community rule violations

What You Bring
Applicants must possess a High School Diploma or equivalent, basic computer skills for on‑site software, and an understanding of Fair Housing Laws and OSHA requirements. The role requires regular physical activity, including climbing ladders, lifting objects over 100 lb, working in confined spaces, and being available for overtime, weekends, night hours, and on‑call emergencies. Reliable transportation is required to meet on‑call emergency responsibilities. • High School diploma or equivalent required • Basic computer proficiency and ability to use on‑site software • Understanding of Fair Housing Laws and OSHA requirements • Ability to climb ladders, lift 100+ lb objects, work in confined spaces, and perform overtime/on‑call duties
