About the Role
The Build‑to‑Rent Service Technician reports to the Multi‑Site Community Manager and ensures the physical integrity of each community. The role requires maintaining a clean, secure, and comfortable environment for residents, visitors, and team members while performing duties safely. Responsibilities span routine maintenance, resident interaction, and overall property care. The technician conducts inspections, addresses service requests, prepares units for new occupants, and upholds safety and compliance standards across the site. • Perform routine maintenance tasks, including HVAC, plumbing, electrical, and appliance repairs. • Conduct regular inspections of buildings, equipment, and systems to identify and resolve issues. • Complete and follow up on work orders efficiently and accurately, minimizing resident disruption. • Respond promptly and professionally to emergency maintenance requests. • Serve as point of contact for residents regarding maintenance issues, inquiries, and concerns. • Coordinate with centralized and onsite property management teams to address resident service requests promptly. • Foster positive relationships with residents to enhance satisfaction and retention. • Interact courteously and professionally with residents, providing solutions to maintenance concerns. • Communicate effectively with the maintenance team and other staff to ensure coordinated community upkeep. • Maintain common areas, amenities, and grounds to ensure cleanliness and presentability. • Assist with preparing units for new residents, including painting, cleaning, and minor repairs. • Ensure all tools and equipment are properly maintained and in good working order. • Adhere to all safety protocols and regulations to maintain a safe working environment. • Ensure compliance with company policies, local, state, and federal regulations. • Participate in ongoing training and development to stay current with industry standards. • Act as onsite Service Technician and maintenance representative for Maymont Homes at assigned BTR location. • Achieve work order efficiency on completion time and warranty completion. • Meet turnaround time targets for unit turnovers. • Maintain high customer satisfaction measured by KPI through reputation management software and retention rates. • Ensure direct reports complete assigned training by set deadlines.

What You Bring
Successful candidates possess a high school diploma (or equivalent), technical training, and hands‑on experience with HVAC, plumbing, electrical, and general repairs. Strong troubleshooting ability, customer‑focused communication, attention to detail, and a valid driver’s license are essential, with professional certifications considered a plus. Performance is measured through work‑order efficiency, unit turnover speed, and resident satisfaction metrics. The position may require on‑call availability, physical exertion such as lifting up to 25 lb and climbing stairs, and occasional travel to nearby properties. • High school diploma or equivalent; technical or trade school certification a plus. • Proven maintenance experience, preferably residential or property management. • Strong knowledge of HVAC, plumbing, electrical, and general maintenance practices. • Ability to troubleshoot and repair a wide range of issues. • Excellent customer service and communication skills. • Ability to work independently and as part of a team. • Strong attention to detail and organizational skills. • Valid driver’s license and reliable transportation. • Ability to lift heavy objects, climb ladders, and perform physically demanding tasks. • CPO/HVAC/CAMT certifications preferred.
