About the Role
The Lease‑Up Specialist oversees all phases of a new community’s operations—including personnel, leasing, maintenance, finance and risk—under the Regional Lease‑Up Specialist, ensuring compliance with policies, safety and fair‑housing standards. • Recruit, hire, train, coach and evaluate onsite staff; maintain daily attendance and resolve performance issues per HR guidelines. • Create and manage weekly/daily schedules for office and maintenance teams, fostering harmonious and high‑quality job performance. • Develop annual operating budgets, monitor rent collections, vendor invoices and deposit reconciliations to maximize net operating income. • Identify financial trends, implement cost‑control measures and recommend leasing strategies to improve revenue. • Design and execute yearly marketing plans and budgets, launch campaigns, and track market conditions to drive traffic and occupancy. • Ensure leasing staff follow effective techniques, handle resident complaints, and maintain accurate lease documentation and reporting. • Implement resident retention programs such as events, promotions and newsletters to boost satisfaction. • Oversee administrative reporting, emergency response coordination, and timely property repairs through regular inspections. • Direct maintenance, construction and rehabilitation activities, obtain vendor bids, and ensure quality and expediency of work orders.

What You Bring
• Meet education requirements: high school diploma (Bachelor’s preferred) and 1‑2 years housing experience; certifications like CAM or ARM favored. • Demonstrate basic computer proficiency, knowledge of Fair Housing and OSHA regulations, and ability to operate onsite software. • Maintain physical ability to stand, walk, lift up to 25 lb and respond to on‑call emergencies; reliable transportation required.
