About the Role
As a Property Manager reporting to the Operations Manager, you will oversee the delivery of comprehensive property management services, ensure compliance with standards and legislation, and manage budgets and vendor relationships. • Provide comprehensive property management services to maintain amenities to high‑class standards. • Perform all services according to Standard Service Specifications. • Prepare property management budgets and conduct CAM collection. • Manage budgets efficiently, achieving cost savings without compromising service quality. • Maintain site accommodation and services cost‑effectively through contractors and direct labour. • Ensure site occupancy complies with statutory legislation. • Appraise, develop, and maintain high‑quality staff to maximize contribution. • Liaise proactively with local municipal authorities. • Interview, select, hire, supervise, and review building operation and management staff. • Manage critical relationships with clients, tenants, and key vendors. • Review building financial data with Ambience and Property Accountant. • Submit all client deliverables in a timely manner. • Act as liaison to local community and public interest groups. • Manage vendor relationships and write contract specifications. • Oversee vendor bidding processes. • Ensure staff maintain a critical eye on all aspects of building physical care. • Foster a “Tenant is our Guest” philosophy among staff. • Train, assign, organize, prioritize, motivate, supervise, and evaluate employees and contractors. • Develop logical and creative solutions for short‑term and long‑term building system needs. • Develop and monitor budgets effectively. • Prepare and present accurate, reliable reports with findings and recommendations. • Perform duties accurately and quickly under time‑sensitive deadlines and emergencies. • Learn and apply new skills rapidly amid changing information and technology.

What You Bring
The ideal candidate holds a qualified degree and has 10‑15 years of management experience in the building management industry. Strong computer proficiency, budgeting, reporting, safety compliance, and communication skills are essential. A bachelor’s degree and extensive experience in facility or property management are required, with an eye for detail and the ability to analyze qualitative and quantitative data. Excellent organizational and time‑management abilities enable you to meet deadlines in a fast‑paced environment. • Demonstrate thorough knowledge of standard and customized software applications. • Comprehend and follow safety rules and regulations. • Communicate well orally and in writing. • Demonstrate integrity and inventiveness in task performance.
