About the Role
The Project Manager I provides overall direction and leadership for an entire project or a portion of a larger, more complex project in concert with the Project Superintendent. This role fully implements and manages the operation and administration of the project, building and maintaining lasting relationships with clients, design teams and subcontractors while supporting JE Dunn’s strategy, vision and values. • Lead safety culture, demonstrate commitment to an injury‑free environment, investigate incidents and retrain staff. • Manage JE Dunn pre‑start process. • Support preconstruction team with quantity take‑off, trade coordination, scope development, bid packages, and schedule creation. • Lead buyout schedule, verify pricing and scope, select bidders, conduct gap analysis, and issue subcontracts. • Manage submittal schedule, coordinate priorities, review and approve shop drawings and samples before submission. • Ensure approved submittals are returned to subcontractors and available to the project team per schedule and contract. • Coordinate with Logistics for pricing on materials and equipment. • Work with risk management to secure approvals/bonding for subcontractors and provide ongoing risk analysis. • Coordinate stakeholders including subcontractors, owner, field, design team, vendors, etc. • Distribute change requests to subcontractors, gather and evaluate pricing, and confirm accuracy. • Prepare, submit, and obtain owner/architect approval for change requests. • Lead meetings such as monthly project reviews, progress meetings and Owner‑Architect meetings. • Process monthly subcontractor and owner pay applications. • Prepare and update project schedule with superintendent, using Lean principles and managing resources. • Identify potential schedule impacts (scope, weather, manpower, changes) and facilitate mitigation plans. • Document decisions affecting budget, schedule, legal, quality or safety using best practices. • Provide regular reporting and analysis of project status and profitability. • Prepare monthly cost and margin forecasts, review against budget, and highlight discrepancies. • Lead overall project closeout using best‑practice standards, including punch list, financials, subcontracts and warranties. • Interface with regional/company legal counsel as needed. • Conduct effective presentations. • Build relationships and collaborate within internal and external teams. • Manage budgets, maximize profitability and generate future work through relationships. • Build lasting relationships with team members beyond a single project.

What You Bring
The position requires a bachelor’s degree in construction management, engineering or a related field (or equivalent experience), five or more years of construction management experience, and strong skills in communication, project‑management software, Lean processes, budgeting and relationship building. • Perform work accurately, completely and timely. • Strong verbal and written communication (intermediate). • Proficient in MS Office (intermediate). • Apply fundamentals of construction management methods. • Thorough knowledge of project processes supporting successful completion. • Advanced proficiency in project management and accounting software. • Advanced proficiency in required construction technology. • Advanced proficiency in scheduling software. • Apply Lean process and philosophy (intermediate). • Bachelor’s degree in construction management, engineering or related field (or equivalent experience). • Minimum 5 + years of construction management experience. • Valid, unrestricted driver’s license required. • Ability to lift up to 25 lb; occasional physical activities such as standing, walking, climbing, etc. • May require travel, relocation, and non‑traditional hours. • Work locations include project sites and office; exposure to extreme weather possible.
