About the Role
The Superintendent will manage all pre‑occupancy requirements to ensure homes are ready for customer walkthroughs. Working closely with the front‑end Site/Assistant Superintendent, the role coordinates and schedules trades, subcontractors, and site staff daily, while maintaining site safety, cleanliness, and defect‑free delivery on schedule. The Superintendent also communicates construction progress to customers, maintains positive relationships with trades and suppliers, and collaborates with Sales and Customer Relations to deliver a superior customer experience. Key responsibilities include assisting in project schedule preparation, reviewing plans and specifications for design issues, cost‑saving opportunities, and potential construction problems, and monitoring the weekly construction schedule. The Superintendent informs the senior Superintendent of any drawing discrepancies, meets regularly with supervisory personnel, craft crews, subcontractors, and clients to update on progress and resolve issues, and ensures compliance with Brookfield Homes’ health and safety policies. Additional duties involve inspecting work in progress for specification compliance, managing project progress, material usage, and costs, adjusting schedules as needed, and preparing monthly cost forecasting summaries. • Coordinate and schedule trades, subcontractors, and site superintendents for daily pre‑occupancy tasks. • Maintain site safety, cleanliness, and quality control to deliver defect‑free homes on time. • Communicate construction progress to customers through inspections and walkthroughs. • Review project plans and specifications, flag design issues, and recommend cost‑saving measures. • Monitor and update the weekly construction schedule, informing senior leadership of any discrepancies. • Conduct regular meetings with supervisory personnel, craft crews, subcontractors, and clients to share updates and resolve issues. • Inspect work in progress to ensure compliance with specifications and construction timelines. • Manage project progress reports, material usage, and cost adjustments, preparing monthly cost forecasts. • Enforce Brookfield Homes’ health and safety policy and applicable building codes on the job site. • Provide direction and support to operating and supervisory personnel, fostering effective teamwork.

What You Bring
Candidates must have at least five years of proven construction experience in the new‑home industry, specifically with pre‑occupancy duties. Required skills include excellent oral and written communication, the ability to read and understand working drawings, and experience in ordering, scheduling, quality control, and production across all residential construction phases. Proficiency with computers, the ability to multitask under pressure, and safety training certificates such as Basics of Supervision, First Aid, Fall Arrest, Natural Gas, Propane, and WHMIS are also required. A strong understanding of provincial or state building codes, completed PHBIA courses, and framing experience are considered strong assets. • Possess at least five years of new‑home construction experience with a focus on pre‑occupancy. • Demonstrate strong oral and written communication skills and ability to read working drawings. • Hold safety certifications such as Basics of Supervision, First Aid, Fall Arrest, Natural Gas, Propane, and WHMIS. • Knowledge of provincial/state building codes; PHBIA training and framing experience considered assets.
