About the Role
The Maintenance Technician supports property maintenance through corrective, preventative, routine, emergency, and cosmetic tasks, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend daily on‑site and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming pool upkeep and chemical logging. • Conduct make‑ready tasks and assist with scheduling and execution of turn‑over events. • Maintain cleanliness of exterior grounds, breezeways, and common areas. • Inspect properties daily to identify and correct hazardous conditions and ensure compliance with safety policies. • Follow Asset Living policies, OSHA guidelines, and hazard communication program; promote safe work practices. • Keep the maintenance shop organized, stocked, and record inventory of equipment and supplies. • Document service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency coverage and follow up on violations reported. • Use resources, equipment, and supplies efficiently.

What You Bring
• Meet physical requirements: lift/move objects 100+ lbs, ascend ladders, work in confined spaces, and work overtime/on‑call as needed. • Hold a high school diploma or equivalent; basic computer skills; knowledge of Fair Housing and OSHA. • Possess reliable transportation for emergency on‑call duties.
