About the Role
The Project Manager 1 will lead an entire project or a portion of a larger, complex effort in partnership with the Project Superintendent. This role fully implements and manages project operations and administration while building lasting relationships with clients, designers, and subcontractors. Decisions are made within defined authority limits, with consultation on larger matters, and the position leads to a Project Manager 2 career path. The role encompasses safety leadership, pre‑construction planning, buyout coordination, submittal management, risk analysis, stakeholder communication, change‑order processing, meeting facilitation, schedule development, documentation, reporting, budgeting, and project closeout. All activities support JE Dunn’s strategy, vision, and values. • Lead safety culture, investigate incidents, and provide retraining as needed. • Manage pre‑construction tasks such as quantity takeoff, trade coordination, scope development, bid packages, and scheduling. • Oversee buyout schedule, verify pricing, select successful bidders, and issue subcontracts. • Control the submittal process, review and approve shop drawings and samples, and ensure timely distribution to architects/engineers. • Coordinate with logistics to obtain material and equipment pricing. • Perform risk management reviews, secure bonding approvals, and conduct ongoing subcontractor risk analysis. • Facilitate communication among subcontractors, owners, field teams, designers, and vendors. • Manage change orders by distributing requests, evaluating pricing, and obtaining owner/architect approvals. • Lead project meetings, including monthly reviews, progress updates, and Owner‑Architect conferences. • Process monthly subcontractor and owner pay applications. • Develop and maintain project schedules using Lean principles; identify and mitigate schedule impacts. • Document decisions affecting budget, schedule, quality, safety, and legal aspects. • Provide regular project status and profitability reports to the team. • Prepare monthly cost and margin forecasts and monitor budget compliance. • Execute project closeout activities, including punch‑list completion, financial reconciliation, warranties, and subcontractor closeout.

What You Bring
Candidates must hold a bachelor’s degree in construction management, engineering, or a related field, or possess equivalent experience, and have at least five years of construction management experience. Required competencies include strong verbal and written communication, effective presentations, proficiency in MS Office, advanced use of project management, accounting, scheduling, and construction technology software, and an understanding of Lean processes. The ability to build collaborative relationships, manage budgets, and drive profitability is essential. The position requires a valid unrestricted driver’s license, the ability to lift up to 25 lb, and may involve travel, relocation, and non‑traditional hours in various weather conditions. Work settings include offices and project sites with frequent sitting and computer use.
