About the Role

The Maintenance Technician assists the Maintenance Supervisor and Community Manager in performing corrective, preventative, routine, emergency, and cosmetic maintenance, including make‑ready turnover work, while ensuring safety and compliance with Asset Living policies and OSHA standards. • Attend the property daily and promptly respond to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks, including unit make‑ready turnovers. • Conduct swimming pool maintenance, cleanings, and maintain accurate chemical logs. • Inspect grounds, buildings, and community features each day to identify and correct hazardous conditions. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA guidelines. • Assist the Maintenance Supervisor with inventory monitoring, hazard‑communication program, and unit inspections. • Maintain detailed records of service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status. • Deliver excellent customer service by monitoring request turnaround times and enforcing community policies. • Participate in on‑call emergency response and perform additional tasks as directed by the supervisor or Community Manager.

What You Bring

• Hold a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations. • Physically able to lift and move objects over 100 lb, use ladders and power tools, work in varied weather conditions, and be on call nights/weekends. • Possess reliable transportation for emergency on‑call duties.
