About the Role
The Maintenance Technician supports the property’s maintenance processes, handling corrective, preventative, routine, emergency and cosmetic tasks, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. The position requires regular onsite attendance, responsiveness to resident and management requests, and adherence to Asset Living’s policies, safety standards, and OSHA guidelines. • Respond to resident and management work orders for common areas, buildings, and units promptly. • Perform routine and preventive maintenance, including swimming pool care and chemical logging. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards. • Assist with scheduling and execution of maintenance‑related turn events and unit make‑ready processes. • Maintain a well‑organized, stocked maintenance shop while following safety and OSHA standards. • Support the hazard communications program and promote safe work practices. • Keep accurate records of service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status. • Participate in on‑call emergency response and after‑hours maintenance as needed. • Provide excellent customer service, monitor request turnaround, and uphold community policies. • Perform general upkeep and cleaning of office, common areas, and model units. • Monitor inventory of equipment and supplies and report any violations of community rules.

What You Bring
• Must have a high school diploma or equivalent and basic computer skills. • Understand Fair Housing Laws and OSHA requirements. • Ability to lift and move objects of 100+ lbs, climb ladders, work in confined spaces, and operate power tools and motor vehicles. • Reliable transportation required for on‑call emergencies.

Benefits
Compensation is $25 per hour, with a total rewards package that includes medical, dental, vision, life, accidental and disability insurance, 401(k) with employer matching, paid sick days, holidays, and potential commissions or performance bonuses.
