On-Site General Manager - Property Management
On‑site GM overseeing 1,500‑unit rent‑stabilized portfolio of 38 historic buildings in Queens.
Job Highlights
About the Role
• Ensure compliance with rent‑stabilization laws, DHCR requirements, and local housing regulations. • Oversee collections, tenant accounts, arrears management, and payroll for site employees. • Utilize Yardi and AvidXchange for financial, operational, and invoicing functions. • Direct day‑to‑day operations and maintenance for 38 buildings, maintaining high safety standards. • Manage capital improvement projects such as gas pipe replacement, roof and facade repairs, and mechanical upgrades. • Coordinate and supervise third‑party contractors for apartment and building renovations. • Oversee renovation, marketing, and leasing of vacant units to achieve timely turnover. • Prepare and manage annual budgets, track operating expenses, and negotiate vendor contracts. • Support ownership with long‑term capital planning. • Supervise 25 handymen/porters and 6 office staff, providing training, delegation, and performance evaluation. • Foster strong communication across departments and maintain a professional, accountable workplace culture. • Effectively manage large field and office teams.

What You Bring
The General Manager will have full operational oversight of a 1,500‑unit rent‑stabilized residential portfolio in the Sunnyside/Woodside neighborhoods of Queens. This full‑time, on‑site leadership role requires deep knowledge of rent‑stabilized housing, building operations, staff management, and regulatory compliance. The portfolio consists of 38 five‑story walk‑up buildings, each over 100 years old and equipped with its own boiler. • Possess extensive experience managing rent‑stabilized, multi‑building residential portfolios in NYC. • Demonstrate strong knowledge of NYC housing regulations and compliance standards. • Proficient in Yardi and AvidXchange platforms. • Exhibit strong organizational, communication, and problem‑solving skills.

Benefits
