About the Role
The role oversees administration and execution of assigned construction projects in a safe, profitable, and timely manner. It may involve managing multiple projects or large‑contract amounts, and requires adherence to quality and integrity standards. The position maintains professional relationships with owners, architects, engineers, subcontractors, and suppliers, and may participate in business development, estimating, bidding, and contract negotiations. Two career steps are defined: Step I handles projects of $51‑$100 million with 10‑15 years of experience, while Step II manages complex or multiple projects totaling $101‑$199 million with a minimum of 15 years of experience. • Transition projects from estimating to field, including contract review meetings. • Complete close‑out requirements, punch lists, and handle warranty callbacks promptly. • Coordinate with Project Superintendent on methods, manpower, equipment, and materials. • Maintain professional relationships with owners, architects, engineers, and subcontractors. • Ensure project success regarding safety, schedule, profitability, quality, and customer satisfaction. • Manage billing, submit payment applications, and collect payments. • Develop CPM schedule with Superintendent, coordinate procurement, and use the Last Planner System. • Participate in estimate preparation and review, focusing on cost control, constructability, and resources. • Support business development through client contact, proposals, presentations, and negotiations. • Prepare monthly progress reports by the 6th, manage costs, and forecast accurate cost projections. • Review purchase orders and subcontracts from estimating department in a timely manner. • Administer prime contract terms, documents, and insurance, providing written notifications as needed. • Review and execute change orders, supplements, and budget adjustments. • Verify insurance coverage before subcontractors commence work onsite. • Apply pre‑construction management expertise to contracts, scheduling, productivity, and cash flow. • Frequently reach, lift, carry, and handle objects; occasionally climb stairs or ladders. • Use telephone, computer, and email to communicate with customers and vendors. • Comply with all safety standards and procedures throughout the shift.
