About the Role

The Maintenance Technician II role advances maintenance skills by diagnosing and repairing a wide range of systems—including HVAC, electrical, plumbing, appliances, carpentry, and more—to ensure the physical condition of properties and timely completion of service requests. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, masonry, painting, water features, and waste management systems. • Complete assigned service requests and repairs according to company standards and within required timeframes. • Prepare vacant apartments for rent readiness promptly. • Perform turnkey work and preventative maintenance tasks. • Assist with interior and exterior painting projects. • Maintain an incident- and injury-free safety culture by following AvalonBay safety policies and reporting hazards. • Perform hot-work tasks such as brazing, soldering, and welding per company standards. • Provide on-call support on a rotating monthly schedule. • Communicate effectively with associates and residents to deliver excellent customer service. • Read and adhere to key policies, including Key Control, Apartment Turnover, and Maintenance Emergency procedures. • Identify and safely handle cleaning chemicals, understand SDS information, and use PPE correctly.

What You Bring

Candidates must have 2-3 years of maintenance experience covering HVAC, plumbing, electrical, and general repairs, a valid driver’s license, and the ability to work an on-call rotation. Strong communication, policy comprehension, and safe handling of chemicals and PPE are essential. • Knowledge of Personal Protective Equipment (PPE) and ability to use properly. • Basic understanding of emergency systems, shutoffs, locations and sequence of operations. • Demonstrates knowledge of paint types and paint tools. • Hold a valid driver’s license.
